Landlord Responsibilities Each landlord has several responsibilities in the UK that
you must comply with for your properties to remain safe and legal for tenants
to live in. We can make sure that, during our landlord safety inspection, all
checks are carried out so that your responsibilities are completely fulfilled. Responsibilities
for your appliances include:
Maintenance Gas Safety Checks Record We can talk you through every aspect of the safety inspection,
with what work needs to be completed for you to meet landlord responsibilities.
This should also identify whether any repairs are needed so appliances are kept
in the best possible condition. Landlord
responsibilities apply to the majority of properties under lease or licenses
and you must have checks complete by a Gas Safe engineer every 12 months.
Appliance Maintenance Regular maintenance is required to ensure all areas of the property
are in a safe condition. This can even include your chimney to ensure there is
no build up of fumes that could be damaging. We deal with all maintenance
during a landlord safety inspection, ensuring all gas appliances and gas pipework
is checked thoroughly. With annual servicing required, this ensures the gas

Annual checks are legally required for your properties as a
landlord and this should always help you maintain safety for your tenants. Failing
to complete landlord safety inspections for maintenance could cause health
issues when using the gas appliances, as well as several other dangers to your
tenants.
Gas Safety Checks Gas appliance must be checked annually by a fully qualified,
Gas Safe registered engineer. Your gas safety checks can be completed at any
time between 10-12 calendar months. Annual checks will review all gas
appliances so you are never encountering any gas issues which could potentially
cause large problems to your property.
If you decide to have your gas safety checks before or after
the 10-12 calendar months, your new deadline will be 12 months from the date of
the last gas safety check. As a landlord, you are only responsible for gas
safety checks if you own the gas appliances yourself. Additionally, if a
property has been leased for any longer than 7 years, including a life lease,
you are not responsible for gas safety checks.
Recording Safety Inspections Records of your annual gas safety checks and landlord safety
inspections should always be kept and provided to existing tenants. This record
should be provided to tenants within 28 days, ensuring they are up to date with
the safety and quality of their property.
All records should then be kept for a minimum of 2
years, giving yourself and tenants history of the property�s gas safety for a
better understanding if any problems had occurred in the past.

inspections, you always use Gas Safe registered engineers. This ensures all
safety checks are carried out safely and correctly, giving you complete
assurance over all gas appliances.
